* High 'Peak' holiday weeks: Thanksgiving, Christmas, New Year's, & President's Weeks = $2500/wk*

* Non 'Peak' holiday weeks: Memorial Day, July 4th, Labor Day, Columbus Day weeks = $2000 / week *

Check-In and Check-Out

Check-In is 3 p.m. and Check-Out is 10 a.m. This allows adequate time for us to prepare for the next arrival.

Payment, Security Deposit and Damages

The full rental fee PLUS a refundable security deposit is to be paid at time of booking

PayPal (please add 3% commission fee)

On your date of departure, our housekeeping team will perform a full post-vacancy cleaning, preparing the house for our next guests. There is a $100 fee for this service, which will automatically be deducted from your security deposit. The cost of replacement for any missing items, accidental damage to the house or contents and extra carpet cleaning (if applicable) will also be charged against the $1000 refundable security deposit. The balance of your security deposit refund will be issued and mailed to you within 5 days of your departure.

Cancellation Policy

We hope you will appreciate that the 'high season' winter rental market in South Florida is short. At the time of accepting your reservation, we are depending on your business. If the need arises for you to cancel your reservation, we will do everything possible to find an alternate tenant to book your reservation dates. However, we can't assume this will always happen, especially since vacationers often make their plans well in advance. Therefore we have a firm cancellation policy:

If you cancel more than 30 days prior to your arrival date: an amount equal to 25% of the full rental fee will be assessed, and forfeited, as a cancellation fee. Refundable security deposit will be returned.

If you cancel between 14 and 29 days prior to your arrival date: an amount equal to 50% of the full rental fee will be assessed, and forfeited, as a cancellation fee. Refundable security deposit will be returned.

If you cancel less than 14 days prior to your arrival date: 100% of the full rental fee will be will be assessed, and forfeited, as a cancellation fee. Refundable security deposit will be returned.
